Purpose of Inspection

The purpose of the property inspection is to ensure that the property is being maintained in accordance with the terms of the tenancy agreement. It is not a substitute for a professional survey or an exhaustive evaluation of the property.

Non-Intrusive Inspection

The inspection is carried out on a non-intrusive basis. This means that furniture will not be moved. Cupboards, ovens, fridge, drawers etc will not be opened, and any areas that are not immediately visible will not be inspected. The inspection is limited to accessible areas and visible parts of the property.

Scope of Report

The findings of the inspection are based solely on the condition of the property at the time of the visit. Lilac Lettings & Sales Ltd does not guarantee the discovery of all defects or issues. The report reflects observations made during the visit and does not include hidden or latent defects. The inspector will only check the roof, chimney, gutters and external elevations from ground level and it is a landlord’s own responsibility to carry out at height condition checks or instruct a professional to do so. Areas that have long vegetation and/or muddy/wet conditions together with garages, sheds, outbuildings, may not be covered during an inspection visit as these may have accessibility issues, unsafe working environments, overgrown grounds, etc…

Tenant Responsibilities

Tenants are advised on commencement of the tenancy that it is their responsibility to report maintenance issues or damages to Lilac Lettings & Sales Ltd or the landlord promptly, as outlined in the tenancy agreement. Tenants are provided with a repair reporting app available in most languages in addition to conventional methods such as telephone, email and in person. Failure to report issues may result in further complications or charges (which they are made aware that they could be charged for- (i.e block drains due to overloading with wipes)) which is detailed in the tenancy sign up pack.

Limitations of Liability

Lilac Lettings & Sales Ltd is not liable for any damages, defects or issues that were not visible or accessible at the time of the inspection. Lilac Lettings & Sales Ltd does not provide any warranty or assurance regarding the structural integrity or safety of the property.

Privacy and Access

The inspection will be conducted in compliance with any applicable/current regulations, including data protection and privacy laws. Tenants will be informed of an inspection date and time in advance, which they are given an opportunity to change if not suitable.

Consent

By signing the tenancy agreement, tenants or their representative acknowledge and consent to routine inspections as part of maintaining the property. If tenants are unavailable during the scheduled inspection, Lilac Lettings & Sales Ltd can ask if key access is granted with prior notice to carry out the inspection as per the agreement terms. A tenant may decline access if it is not suitable or convenient.

Inspection Outcomes

Any issues or concerns noted during the inspection will be verbally communicated to the tenant and via email to the landlord. Recommendations for repairs or maintenance will be made based on the findings. Lilac Lettings & Sales Ltd shall not be held liable for any issues, damages and/or defects that were not visible or apparent during the inspection, or for any issues that arise after the inspection date.

Additional Inspections

If necessary, further inspections may be carried out by specialists (e.g., electricians, plumbers, or structural engineers). These inspections are separate and not included in Lilac Lettings & Sales Ltd routine inspection service. These may carry a charge unless it is a free estimating service that is provided by that relevant contractor.

Final Note

This disclaimer serves to clarify the scope and limitations of property inspections, check out appointments and visits conducted by Lilac Lettings & Sales Ltd. It does not affect/alter or override any terms in the agency or tenancy agreement.
