TENANT FEES (The fee includes the cost of checking credit and employment status, your affordability for the property and obtaining references)

Depending on the rental value of the property you are applying for the following fees are chargeable per application (not per person):
Band A (property rent up to £425 pcm) £180
Band B (property rent from £426-£600) £210
Band C (property rent above £601) £240
Depending on your personal circumstances, you may be required to provide a guarantor, the fee for this is £36


Payment of the fees will hold the property but cannot guarantee you a Tenancy


PLEASE NOTE THE ABOVE FEES ARE NON REFUNDABLE SHOULD THE TENANCY NOT PROCEED (FOR EXAMPLE IF THE APPLICATION DECLINES FOR BAD CREDIT AND/OR POOR REFERENCE CHECKS OR YOU WITHDRAW FROM THE APPLICATION


FURTHER FEES MAY APPLY TO SOME TENANCIES


Reference Fee £25.00 (This cost is to provide the new agent/landlord with how you have conducted your tenancy i.e. rent history etc)


Tenancy Renewal Fee £60.00 (This cost is to negotiate and prepare a further fixed term tenancy agreement)


Late payment fee £24.00 (This cost is for chasing and processing the rent if it is paid later than the rent due date)


Missed inspection fee £25.00 (This covers the cost of a missed appointment that has been scheduled and confirmed)

Basic Amendments/alterations to Tenancy Agreements or registered deposits Fee £60.00 (This cost covers any amendments to the initial tenancy agreement)i.e change of name by marriage. Please note if an additional occupant is to be added then we may require further referencing of this person,for which a fee could apply.

All prices are inclusive of VAT at the current rate of 20%

In most cases the deposit required will be the equivalent of one monthís rent, i.e if the property is £500 pcm your deposit would also be £500, payable on the date of moving in. Should you have a pet, an extra deposit amount will be required i.e. £100 per pet (Please note some landlords request more i.e. £200). As required by current legislation, all deposits have to be registered within one of the Government Approved Schemes. Lilac Lettings & Sales Ltd use the Deposit Protection Scheme (The DPS).


Lilac Lettings use an independent Credit Referencing Agency, UK Tenant Data to process all applications. Once your application has been submitted they will contact you and any person/persons you have provided as a reference

Lilac Lettings are members of an approved redress scheme as per current legislation. The scheme we use is The Property Ombudsman (The TPO)
